Our Landlords services and fee structure
For a limited amount of time we are offering discounted rates for our services. Please find detailed what we can offer you as an agent and the associated fees within each category. There are no hidden costs addition to what is quoted. All our lettings services are offered on a NO LET, NO FEE basis and you do not pay if your property is vacant.
Tenant finder only
In this service we will include
Fully advertising your property
Finding and selecting your tenant
Preparing a full written and digital photograph inventory
Preparing an assured shorthold tenancy agreement
Preparing the deposit protection information
Registering the deposit with www.depositprotection.com (dps)
Informing the utility providers of change of occupancy

In this service we will include

Collecting the rent on a monthly basis
Dealing with any associated paperwork as necessary
Carrying out quarterly inspections whilst tenanted
Providing a 24 hour a day call out service to your tenant 7 days a week
Move out inspections and comparison to the inventory on tenant vacating.
Bi-weekly inspections whilst you property is empty.
£150 basic set up fee plus 9% per calendar month (discounts are available to landlords who have more than one rental property)
Or rent protection fully managed service at £175 plus 10.5% per calendar month.
Landlord Short-term management
This service has been formed as many Landlords find themselves in a position where their tenants will have no one to contact should an emergency situation arise whilst they are away. We offer this service on a low weekly rate to cover administration. If an emergency situation arises whilst you are away we charge a minimal fee to cover our expenses.
£20.00 per week with a call out charge of £7.50 should there be any complications whilst you are away (please note charges are only made if we visit your property)
Property inspection service
Some landlords do not have time or do not like to carry out quarterly inspections at a property; we are available to carry these out on your behalf or to accompany you to the property as support. Please note if this property has been let via another agent we will need the inventory and condition schedule to conduct a fair appraisal of current condition.
£25 per inspection
